Selling your home is a big decision.

Once you’ve made the choice to sell your home, you want to know you have a qualified agent to work for YOU. To get your home sold and at the proper price.

After being in the business for 16 years, I can tell you that I’ve worked through a lot of scenarios for my sellers. We’ve worked through a lot of emotions together and made it through to the other side of the sale.

How It Starts

Once you’ve decided to take the first step towards selling, give me a call and we’ll decide on a time and place to meet that works for you.

During this meeting, we’ll discuss my selling process, your timeline, possible open houses, staging (and if it’s needed), and also the market value of your home so we can work towards a listing price.

Your Home Value

Determining the fair market value of your home is one of the most important aspects of selling  your home. It is VERY important for the listing price of your home to be accurate from the very beginning. If it’s under or over-priced your home could sit on the market longer than you’d like making it harder to sell and in the end, you may not get the best price for your home. This is what I don’t want to happen for you and will work to avoid.

As a licensed Northern Kentucky RealtorⓇ with access to MLS data, I will evaluate data from your neighborhood and the overall real estate market to determine the market value of your home.

When we meet at our first consultation, I will bring this information and explain it all in detail so you can feel comfortable and confident in the listing price. Rest assured, we can talk about the numbers and I’ll answer any questions that you may have!

My goal with determining the list price is to get you the best price for your home (that is a fair value for buyers) but also a price that will sell your home so it doesn’t sit on the market too long.

In today’s world, homes are getting viewed online more and more. If your home’s online presence isn’t up to par, it could easily get looked over. So, rest assured I put great effort into getting your home looking amazing so professional photos that will wow buyers and get you offers!

Marketing

As your professional Northern Kentucky RealtorⓇ and an agent with Huff RealtorsⓇ, we have a marketing team and a professional admin team behind us to help us with our marketing.

When your home gets listed, I have access to professional flyers, brochures, postcards and any other marketing materials we may need to get your home viewed as a MUST-HAVE property.

Managing Offers

Your home is listed, you’ve had buyers come for showings and now, offers are coming in!

One of the great things about working with a professional real estate agent is that they have negotiating powers and the ability to see each offer at face value.

Not every offer that comes to you will be the right one for you. Factors such as the type of financing, price, contingencies and closing timeline will make an impact on your choice.

I’ll help you look at each offer in detail and determine which one will work best for your specific situation. You don’t have to do this alone – in today’s busy market this could be very overwhelming. Communication with the other agents will be done by me so no need to worry about what to say or how to communicate any bad news to possible buyers.

I’ll Be There till Closing Day

Once we’ve decided on an offer to accept we go through inspections, make any necessary repairs or negotiations with the buyer and move on to closing day.

I’ll help guide you through each step and be the first point of contact. And I’ll always be there for your questions – because you’ll probably have quite a few!
